Nothing, it was perfect for what I wanted

New-build, beautifully done. Breakfast could teach a lot of bigger operations a few lessons. Fantastic landlady. Attention to detail in making us feel welcome was second to none. View from room was adorable. Linen and towels up there with the very best.

The hygienic, fantastically laid and presented tiled floors have the unfortunate side effect of noise. In time some soft furnishings/acoustic baffles could be placed to reduce this both in the corridor and between rooms. A small point that prevents a full 10/10 score and one I'm sure will be addressed by such a good landlady. Would it stop me going back? No way, the positives were just so good.

Location was brilliant - very peaceful. Spotless room with a huge bed. Friendly and warm greeting. Superb breakfast. Efficient and friendly staff. Well-equipped and spacious rooms. Immaculate cleanliness. Outstanding views.

Absolutely nothing.

The Old Dairy Farm is a modern clean B&B set in the beautiful Hampshire countryside. If you like horses, the livery will be a welcome attraction. My room was clean, modern, with fast wired Internet (no wifi). Underfloor heating was a nice addition. The bathroom was spotless with a large shower. Will definitely be my first choice when staying over in the Portsmouth area.

Compact ,modern,well designed room in a new building. Lots of horses around. Near to Emsworth where I was a boy.

Lovely property set in idyllic location. The room was very comfortable, the bathroom was super clean and had everything we needed, plus a nice hot shower with decent pressure. The welcome we got was so friendly, breakfast was lovely, and overall, we thoroughly enjoyed our stay. The beds were large and comfortable, and the rooms were warm and well-equipped. We appreciated the little homely touches like fresh milk available for our tea and coffee, and the delicious homemade chocolate brownie nibbles. The staff were welcoming and everywhere was beautifully clean.

What a fantastic luxury place to stay , Spottless less clean very friendly better than many 5 * hotels I have stay in . Great value for the money and one of the best places I stayed in the UK .

The sign to the Old Dairy Farm could do with a light tho help find the place .

Debbie the owner was very helpful and nice. The breakfast with a choice was great. Lovely location and parking very easy. Very well run. Plenty of attractions within a few miles radius.

I know it is probably not possible but evening meals would be good but plenty of good local pubs/restaurants to cater for all tastes

Hidden Gem

Thankfully, we stumbled upon this hidden gem called Old Dairy Farm Villa. From the moment we booked until we arrived, Debbie, the host, was incredibly helpful and accommodating. Despite the uncertain times, she made sure everything went smoothly for our family break.

Despite the restrictions, Debbie's daughter Lily couldn't offer riding lessons. However, she arranged for all the children on site to brush, feed, and take the horses for a walk.

Our second time of staying here. First time was a family holiday and the we and the children were delighted with the horses and surrounding paddocks and the peaceful surroundings. Debbie was most accomodating,friendly and nothing was too much trouble. The rooms are bright,clean and and decorated in a contempory style, beds are amazing, clean fresh bedding and towels. Breakfasts are amazing, try their sauted mushrooms and poached egg on toast, yummy.We booked for a second visit overnight and found the same, and we shall be using The Old Dairy Farm regularly as our base for further visits.

The owner was really friendly. Stunning setting, gave a feel of being right in the middle of the countryside yet only about a 5minute drive to emsworth town centre. Very clean and modernly decorated and excellent value for money. The cooked breakfast was also superb. Would go there again and already recommended to friends.

The room was beautifully decorated and had personal touches like a personalized message and a complimentary tea tray. the breakfast was freshly cooked with delicious local produce. the hosts were welcoming and made us feel at home.

The bed was a little too hard for our personal preference. the TV remote unit needed new batteries.

Lovely surroundings, very friendly owners, clean, modern, bright and comfy.

The tiled flooring in the common areas and breakfast room made everything echo and a bit noisy. The bathroom light sensor took ages to go off in the night.

The rooms are very well designed and thought out. Everything was spotless and the attention to detail meant I knew I was in a quality establsihment. Debbie , the owner was an excellent hostess and nothing is too much for her in regards to making your stay enjoyable: from serching the phone book for my dads friends care home, to giving us details of a pub where my ageing parents wouldn't find the noise too much! Breakfast was included and we were given a good choice from a full cooked breakfast to a lighter option of mushrooms on toast. The location , along a country track & past the horses was quiet and tranquil.I would unreservedly recommend the old dairy farm
